In order to assist additional members in acquiring apartments under better conditions and at more favorable prices, we came up with the idea of organizing a group of prospective buyers. A group of buyers purchasing apartments directly from the developer while construction is actively progressing. Our goal is to leverage the project’s early stage pricing and growth potential as construction advances.
We invite you to consider joining a group of Swedish residents who plan to purchase apartments in Israel, in Tel Aviv, Ramat Gan, Herzliya, and other locations across Israel, including the North and South, depending on the group members’ preferences and budget.

(All required documents, including the purchase agreement, can be signed through a power of attorney. No need for buyers to travel to Israel). Of course, as a purchasing group, we will make sure to obtain better mortgage terms from the lending bank.

Current State of Israel’s Residential Property Market (2025):
Here is a summarization of recent trends and observations:
•The overall number of real estate transactions has declined significantly. For example, in June 2025 there was a 29% drop in transactions year over year.
•New home (developer) sales have been especially affected. In many markets, contractor sales have halved compared to last year.
•Home prices nationally have shown mild declines or stagnation in recent months. In Q2 2025, average dwelling prices fell about 2.48% compared to the same quarter a year earlier.
•Over the past four months, the housing price index has declined by about 1.3%.
•However, the trends are uneven: some cities and neighborhoods are holding up better (like Tel Aviv, where price declines are less steep) while others are more affected.
•In early 2025, average home prices showed modest year over year increases in some areas, though momentum is uneven.
•Many building contractors/developers are now under pressure to sell, which creates an environment where strong negotiation leverage is possible. Overall, the market conditions suggest greater bargaining room for well organized buyer groups. Building contractors/developers seeking to move inventory may be more responsive to offers from grouped buyers willing to commit multiple units.
•The downward or softening pricing trend provides a window of opportunity to negotiate favorable terms.
•Building contractors & Developers keen to maintain cash flow are more likely to offer discounts or incentives to large buyers now.
•The broader geopolitical and social climate, particularly for Jewish communities globally, makes the idea of securing a home in Israel very relevant and timely.
In short, this is an ideal time to purchase, particularly for well organized buyers' groups who can negotiate collectively.
Steps to Join the Group
1. Registration and Initial Details
To form the group and prepare a developer tender process, those interested should send the following details privately to us:

Number of rooms (Note: In Israel, the living room counts as a room. For example, if you want two bedrooms and a living room, please write “3 rooms”).

Budget - the total amount you intend to spend on the apartment. (Please keep in mind you can get a mortgage from an Israeli bank of up to 50% of the property value.)

Number of apartments - if you wish to purchase more than one unit, please specify how many.

After your confirmation, you’ll be added to our group and to a dedicated WhatsApp group led by Alon, where you’ll receive updates, get answers to your questions, and coordinate a meeting with Alon to learn more about the process.

2. Group Meetings
Once the initial details are received, a meeting will be scheduled with all group members to answer questions and provide a full explanation of the process. If not possible to attend the meeting or if you wish to ask any question in order to decide regarding joining the group, you can call or email Alon.
3.The Procedure

Preparation and management of the developer tender process,

Opening a bank account in Israel if you ask for a mortgage,

Assistance in obtaining a mortgage (up to 50%),

Contract signing, and reporting the transaction to the Israel Land Tax Authority and to the relevant local municipality (for each buyer individually).

Registration of ownership in the Land Registry and delivery of keys.
4. Legal Fees
Alon’s total fees for participating in the group is 1.75%+VAT of the apartment purchase price, payable upon signing the purchase agreement between the buyer and the building contractor/developer. The legal fee covers the entire process from start to finish, including Alon’s close guidance throughout.
5. Ongoing Updates and Support
Alon will provide regular updates to all group members and will remain available for:

In addition, Alon will accompany the group to Israel for a planned visit.
